This land plot enjoys a unique position some 30 km from the coast boasting a beautiful vista overlooking the Argentario Mountain and the Tyrrhenian Sea with the Gulf between Porte Santo Stefano e Talamone. Indeed, this is a great location with morning and evening sun, just half an hour drive to the Oasis of the Orbetello Lagoon – a WWF-celebrated site.

The property is 23 ha/56.8 ac in total, of which 16 ha/39.5 ac for arable land with 4,5 ha /11 ac planted with olive groves, the rest with coppice and woodland, and it is currently registered as an olive oil farm, having young olive trees already in production.

There is already an approved and registered (i.e., fees already paid) Business Improvement Plan that includes the construction of a villa of 200 sqm /2153 sft, plus annexes and warehouses for 240 sqm /2583 sqf. It is possible to build a swimming pool and run the entire business as a “Country Hotel” utilizing modern “green building” techniques. The land plot of the Maremma Project is in the district of Montemerano – some 48 km from Grosseto and 6 km from Manciano - and it is situated on a hill along the Provincial Road which links Scansano to Manciano.

The village of Montemerano dates back to the Middle Ages when it was a property of the Aldobrandeschi family (13th century) and then of the Baschi from Orvieto (14th century). It was then conquered by the Republic of Siena during the 15th century.
